New opportunities, but also new risks. What is the REIT model of real estate investment?

Amid a full-scale war in Ukraine, the financial landscape is changing rapidly. In response to new challenges, instruments that were previously little known or absent in our market are emerging.
One such REIT (Real Estate Investment Trust) is an investment fund that allows you to invest in real estate without the need to directly purchase properties. This approach, which has long been tested in the US and European markets, is gradually being integrated into Ukrainian realities.
As homebuyers have become more cautious and postpone their decision to invest in the early stages of construction, developers are increasingly turning to REITs as an additional sales channel.
Why are new investment models gaining popularity among investors? The fact is that consumer behavior is changing dramatically today. While the millennial generation was focused on the "long game" – mortgages, large investment plans – the Zoomers are choosing the "short game": cryptocurrencies, small portfolios, and quick decisions. It is this change in approaches that creates demand for new forms of investment.
After all, there are fewer and fewer people who can afford to buy a large property right away. There will always be more people who have a few thousand dollars and are looking for an opportunity to diversify their savings, for example, by investing in a share of residential or commercial real estate.
