The secondary market came first. Ukrainians are more likely to choose used housing.
After the start of the full-scale invasion, demand for real estate shifted significantly towards the secondary market. Currently, about 70% of potential buyers choose such housing, says Yuriy Pita, former president of the Association of Real Estate Professionals of Ukraine. Before the full-scale war, the ratio was approximately 50/50.
The reason for the current imbalance is obvious: the pace of new construction has slowed down, new projects are almost not starting, and the secondary market offers the opportunity to move in today.
Despite this, prices in the secondary housing market are rising more slowly than in the new construction market. The reason is the low financial capacity of buyers. And although traditionally the cost per square meter in the secondary market is higher than in new buildings, sellers regularly offer discounts – sometimes up to 30%.
