Gulliver's new owners lost the first round in court: an old tenant entered the parking lot

Kyiv Commercial Court banned Sberbank and Ukreximbank, the new owners of the Gulliver skyscraper in Kyiv, to obstruct the work of Autopark Center LLC, which leased the underground parking lot of the complex under the previous owner, Tri O LLC. This is reported in court order on securing the claim of December 16.

Oschadbank saidsaid it disagrees with the decision and plans to appeal.

Although the ruling can be appealed, it came into force immediately, and on December 17, the tenant occupied the parking lot, which Oschadank considered a raider attack.

"On December 17, a group of men broke into the parking lot of the Gulliver TOC and seized its technical premises and barricaded themselves in. The group of fighters was accompanied by people who introduced themselves as lawyers and managers of Autopark Center LLC, a legal entity associated with sanctioned citizen Polischuk V.S.", the bank said in a statement.

He considers the lease agreement concluded between Autopark Center and Tri O to be terminated and insists that "this legal entity has no rights to the premises."

Autopark Center argues that the change of ownership is not a ground for automatic termination of the lease agreement.

The court emphasized that the interim measure it adopted does not violate the banks' property rights, but only preserves the status quo until the case is considered on the merits.

  • Autopark Center LLC has leased an underground parking lot of more than 19,000 sq. m. on three underground levels of the Gulliver shopping center on Sportyvna Square starting in June 2025 for a period of 35 months until mid-2028.
  • In the summer of 2025 Oschadbank and Ukreximbank became co-owners of the complex due to the foreclosure on the mortgage and demanded that Autopark Center vacate the premises.
