Land Bank’s ‘crown jewel’: Kodatske-Agro leases 3,969 hectares of state farmland

The State Land Bank has successfully leased out its largest land plot—almost 3,969 hectares in the Kirovohrad region—for the third time, according to an official statement from the institution.

The plot, which the Land Bank refers to as its "diamond," has been leased for 14 years to Kodatske-Agro (beneficial owner: Sergiy Rozhkovsky). The annual sublease payment amounts to UAH 78.6 million, including VAT.

Previously, this land was under the ownership of Kaharlyk Correctional Colony No. 115.

The lease price has increased almost fivefold from the starting rate, now reaching UAH 19,803 per hectare (VAT included).

The auction process had to be conducted three times, as earlier winners declined to sign the contract, citing a miscalculation of their financial capacity.

Kodatske-Agro participated in all three rounds.

According to Yaroslav Yaroslavsky, CEO of the State Land Bank, the land had remained unused for an extended period and was in poor condition. The new lessee intends to swiftly rehabilitate the land, commence cultivation, and harvest the first crops by fall.

  • The initial sublease auction was held in November 2024, with the bidding starting at UAH 12.18 million. During the auction, the price surged more than tenfold to UAH 133 million, or UAH 33,500 per hectare. At the second auction in February, the winning bid was UAH 75.4 million, excluding VAT.
