"Everything is rotten." Vavrish explained why the dismantling of the Kyivproekt building is justified
The dismantling of the building of the Kyivproject Institute on Bohdan Khmelnytsky Street in Kyiv is justified, as the building is technically outdated and unsuitable for modern operation. This opinion was expressed by Andriy Vavrish, founder and head of Saga Development, in an interview with LIGA.net.
According to Vavrish, the 1970s building, which had no protected status, was neither technically nor technologically advanced – "an ordinary prefabricated reinforced concrete frame" without a single parking space.
"We studied the possibility of not demolishing it. Theoretically, it could be sheathed, the facades could be replaced, but one thing could not be changed – the parking lot housed air conditioning units for the "computer", for which an entire floor was designed," Vavrish emphasized.
At the same time, he noted that it would be easy to rebuild this building, but it would be impossible to arrange a normal underground parking lot under it.
Therefore, the building is now being dismantled to build a new one – with the same external volume, but with a two-level underground parking lot that will accommodate 780 cars.
"When we started dismantling, we saw that there were metal braces on all floors that held the structure together. Some of the floors, built of very strong concrete, were turning blue. Others were weak, so they had to be reinforced. The engineering systems, ventilation, and air conditioning had not worked since the 1990s. Everything had rotted," Vavrish said.
According to Vavrish, the full completion of the project will take at least two to two and a half years. The most difficult stages will be dismantling and digging the foundation pit.
The reconstruction is being carried out by the Kyivproject company, the author of the original project.
The main function of the project will not be residential. According to Vavrish, the building will house offices, public spaces, restaurants, sports, wellness, spa, etc.
He emphasized that the main task is to make the structure durable – "so that the building has 30-50 years of operation with new systems, and not so that they are repaired every year."
- On October 18, 2021, the Shevchenkivskyi District Court imposed an arrest on the site and premises of PJSC "Kyivproekt" at 16-22 Bohdana Khmelnytskyi Street. The arrest included a ban on construction and reconstruction.
- At the end of November 2021, the Kyiv Court of Appeal allowed the construction of a new building on the territory of Kyivproject.
